The best listings include clear numbers and clear photos. This reduces back-and-forth and helps buyers underwrite quickly.

Listing checklist

Use this as a quick prep guide. If you need help estimating repairs or ARV, add notes and we’ll follow up for clarity.

Step 1: Choose a package and pay the one-time fee

Basic, Standard, or Premium — fee is one-time per property listing.

Step 2: Prepare the required listing details

Buyers move fast when the numbers and condition are clear.

  • Address (and any access notes if applicable)
  • Asking Price (and minimum acceptable if you have one)
  • ARV (After Repair Value estimate)
  • Repairs (estimated range + major known issues)
  • Occupancy (Vacant / Owner / Tenant)
  • Timeline (ASAP / 30 days / flexible)
  • Status: Off-market or MLS-listed (both allowed)

Step 3: Take the right photos (buyers need condition clarity)

Use bright light. Landscape orientation is preferred. Include problem areas.

  • Front exterior (wide) + street context if helpful
  • Main living areas, kitchen, bathrooms
  • Bedrooms + floors/ceilings if damaged
  • Major issues: roof, foundation, water damage, HVAC, mold, etc.
  • Backyard/lot (if relevant)

Use the submission form to send details and photos. We review for clarity and publish in most cases within 24–48 hours.

Step 5: Track milestones (when a deal is active)

If your deal moves forward, seller portal access is used for milestone tracking (offers, inspection window, title work, contract steps, and closing schedule).
