A professional listing flow depends on complete deal inputs: Address, Asking Price, ARV, Repairs, Occupancy, Timeline. When those are clear, buyers respond faster and negotiations stay clean.

Why this checklist matters

Wholesale and investor transactions move fast when the core numbers and property condition are easy to verify. If the basics are missing, buyers either pass or spend time chasing details — which slows everything down.

The 6 must-have deal inputs

  • Address: full property address (and access notes if applicable)
  • Asking Price: what you want for the property (and any minimum terms)
  • ARV: after repair value (backed by comps when possible)
  • Repairs: realistic repair estimate or scope notes (light/moderate/heavy)
  • Occupancy: vacant, owner-occupied, or tenant-occupied
  • Timeline: ASAP, 30 days, flexible, or any date constraints

Photo checklist (quality beats quantity)

Even a small photo set can be strong if it clearly shows the exterior, major rooms, mechanicals, and any visible damage. The goal is to reduce uncertainty.

  • Front exterior + street view
  • Kitchen + bathrooms
  • Main living area + bedrooms
  • Basement/crawlspace (if relevant)
  • HVAC/water heater/electrical panel (if accessible)
  • Any obvious damage areas

MLS-listed vs off-market (both are allowed)
